My husband and I started to sell our house by owner on Zillow. After getting harassed by many realtors wanting to list our home, we decided to list with a friend solely because she was willing to offer a discount on her commission. After four months, our realtor brought us a client with an offer. During the negotiation, things got very unprofessional and our realtor was no longer working in our favor. We then got advice from Kristie Smith with Keller Williams and her amazing team. Without receiving any compensation, Kristie offered unprecedented knowledge of the market, accurate and unbiased comparables, and professional recommendations on our house status.

We have worked with Amy and Kristie several times over the years. We just purchased our new home in June 2022, when the market was red hot. We knew the house we wanted would go quickly, so when Amy was not available the morning after it was posted, so Kristie jumped in to make sure we saw that house that morning. Once our offer was accepted, Amy then notified us that she was working with buyers who wanted to see our house that we were about to put on the market! Long story short, we sold our house without even having to list it! Amy and Kristie are great to work with, knowledgeable, and honest.

I have sold three houses in Zionsville/Carmel for the last 10 years. Other realtors were great too but by far Kristie Smith was the best. Very knowledgeable and excellent planning.

After contacting Kristie about buying a home she quickly got me into contact with one of her agents and Amy was able to help me purchase my first home. Amy was great to work with! She was in constant contact and lined up showings quickly. She helped answer all of my questions and made me feel more comfortable in the buying process. The whole Indy Homes team made the buying process smooth especially for a first time buyer. Andrew also was in constant contact and continued to follow up with any concerns after purchasing. We had such a great experience buying and selling with Keller Williams Realty. The entire Indy Homes team went above and beyond, and provided quick responses and feedback every step of the way. I bought a home in Florida w/45 days to close and met Kristie Smith 1/26/21 at my home, after she emailed me a 32-page brochure stating she would sell my home "quickly for the best possible price and with as little hassle as possible." Unfortunately, I experienced ongoing hassles from day 1 (documented in emails).
I soon discovered Kristie repeatedly violated ARTICLE 2 of MIBOR Realtor Assoc's Code of Ethics and Standards of Practice ("CODE"). Article 2 states, "Realtors shall avoid exaggeration, misrepresentation, or concealment of pertinent facts relating to the (a) property, or (b) the transaction."
I electronically signed a std. Listing Contract, editing last page. Before executing, I was told the go-live date would be Monday. I told Kristie it was important that I review any MLS listing b/f it was posted.
However, after signing, I was told the MLS go-live date would be Wed. Instead of Kristie leading the strategic execution as I was told, I later learned she went on vacation (till Feb. 8th!).
After signing, I was basically told I needed to use Kristie's designated contractor to make handyman repairs, rather than use GOQUICKPRO at $450/day. (See YELP Review.) The contractor Kristie hired on my behalf (that I reluctantly acquiesced to) was EXPENSIVE, arrogant, did sloppy work and failed to complete all tasks. When I disputed his $1,275 charges (and unfinished tasks), he pounded on my door AFTER I told him to come by a little later after I had time to draft a settlement/release. I had to call the police and have him escorted off my property and given a warning for trespassing. (I later reluctantly agreed to pay him $1,100, after KRISTIE threatened the filing of a Lis Pendens!)
I fired Kristie Sat night at 10:58PM. She never provided a draft of a MLS listing. AFTER being fired, and w/o my knowledge or consent, Kristie posted a MLS listing Sun (to agents in her office). Next, w/out my signature, she released my listing (checking box B) later on Sun, creating a "withdrawn" listing that prevented other Realtors from marketing my property...for up to six months (rather than 45 days). Both acts violated the CODE.
Next, Kristie asserted (email) I owed her a $5,000 cancellation fee for firing her...while on VACATION. When I reviewed the Listing Contract, I discovered: (1) there was no $5,000 termination fee, and (2) Kristie failed to have the contract counter-signed. Thus, Kristie: (a) did NOT even have a valid contract, and (b) thus was no valid legal basis to seek to (coerce/extort?) $5,000 from me! She also sought a $4,000 consultation fee (never discussed)! Furthermore, in violation of CODE Std of Practice 1-12, Kristie failed to disclose the amount we agreed (3%) she would pay to buyers' agents (line 79 of our Listing Contract).
Also, although signing a Release (checking box A) is the routine practice of Indy Realtors, Kristie made a misrep when she emailed there was "no release option."
She also emailed: "The only thing that we do have is a $5000 cancellation process...I can provide wiring instructions for that if you are interested."
Also, in concert w/the sub-par contractor, Kristie emailed: "We would have no choice but to file the Lis Pendens stopping the sale of the home until a judge would rule on the situation" (and indicated the last one filed took four months...and would have a negative impact on my FL purchase). This anti-client posture is in clear violation of Article 1 which states Kristie is under a "primary obligation" to her client: "Realtors pledge themselves to protect and promote the interests of their client."
Kristie also libeled me in a Jan 31st email (cc'ing contractor and 2 "kw" co-workers) when she stated when I executed my FL purchase contract, w/o a contingency to sell my IN home, that I had engaged in "UNETHICAL BEHAVIOR." (See also my BBB complaint.)
In my Feb 1st email to her, I stated:
1) You misled and fraudulently induced me to sign a 6-mo contract, rather than a 45-day listing period.
2) You misled me and promised a minimal hassle free relationship
3) You misled me by misstating the quality of your services as being "outstanding,"
4) You failed to disclose material facts before signing the contract:
a) {Co-worker} was in fact going to execute on the contract (news to me!)
b) Go live date was going to be Wed. not Mon.
5) {Co-worker} never provided in-home support before;
6) You posted in MIBOR w/o my review and approval
a) You posted AFTER you were fired
7) You made misleading stmts after I signed my contract
a) {Co-worker} will make sure everything (with contractor) is 100%
b) "Certainly you won't be paying the contractor w out all the work in excellence!"
c) There is no release option
d) Kristie will lose her license over the timing of MIBOR listing.
I later learned her MLS listing misrepresented my home:
(a) Had $60,000 in improvements vs. ~$25,000 (actual)

Against our better judgment, we chose to work with this customer, Lance Bury. From the first inquiry call, we knew he was going to be difficult to work with, but we usually welcome the challenge & to try and bring joy to these types of people. We were unwilling to engage in the unethical behaviors demanded by this man. He threatened several times to destroy our company and slander us "all over the Internet" if we didn't honor his demands which were not only against our real estate code of ethics, but contrary to our company integrity.

Kristie and her team were awesome. They helped me get the best price for my home in Noblesville. They worked quickly and were always available to answer questions. They really advocated for me as a seller. I would 100% recommend her and her team for anyone looking to buy or sell a home.

She was great in helping me to secure affordable and high-quality contractors for pre-inspection repair needs, as well as all post-inspection work needed. We were needing to sell quickly and they gave us great advice, coordinated everything perfectly, and sold our house in 24hours for $100,000 over our asking price!
